<h3>SCHEMATIC DESIGN </h3>
<p class="normal"><br />We will present our ideas to our clients to explore and discuss their options while making sure the design meets the Zoning By-law Requirements. We will also confirm the space program and produce schematic architectural drawings to address all project requirements, including the owners budget.</p>

<h2 style="white-space:pre-line">DESIGN DEVELOPMENT</h2>
<p class="normal" style="white-space:pre-line"><br />The initial schematic design undergoes a process of refinement and further development, incorporating additional details. We will ensure that the proposed design meets all of the client's initial requirements. </p>

<h2 style="white-space:pre-line">CONSTRUCTION &amp; PERMIT DRAWINGS </h2>
<p>Following the owner's approval of the design, our next step involves preparing detailed drawings, specifications, and applications for building permits. At this juncture, we will also engage essential consultants, including structural and mechanical engineers, to ensure a swift permit approval process and mitigate any possible conflicts. Subsequently, the complete architectural package will be submitted to municipal building departments to obtain the necessary building permits Approvals.</p>
